Several years ago, I heard an internet interview about people making a living owning Trailer Parks. It sounded so incredible, that I blew it off as pure B.S.
Well several years later I just interviewed a couple of people living in a trailer park and how everything works.
The more I thought about it, I wish I’d have the money to start my own trailer park. Hey, people need a place to live, right? I won’t give the location of the particular Trailer Park I’m talking about so here it goes.

Number Of Renting Tenants: This particular Trailer Park has approximately 100 tenants. But let me explain the word ‘Rent.’ These tenants outright own their mobile home (single or double-wide). They are renting the land that their mobile home is sitting on. They own their mobile home but they DO NOT OWN THE LAND that their mobile home is sitting on. The tenants are RENTING the land from the Trailer Park Owner. 100 tenants are renting 100 sections of land (yard & driveway) for their mobile home.

Lease: The Lease is well crafted and protects the land owner and the tenants. The lease has the following stipulation in the contract so that all parties and the neighbors live in a utopic-type environment:
- Tenants must own the mobile home.
- Tenants must occupy the mobile home.
- Tenants can not rent the mobile home to other parties.
- Tenants must maintain their mobile home with respect to maintenance and beatification.
- Tenants must maintain the landscape around their mobile home.
- Tenants are forbidden to play loud music or emit any other loud noises (vehicles) that disturb neighbors.
- Drugs are forbidden. Any illegal activity is strictly forbidden.
- Tenants are responsible all utility bills, sewage bills, water bills, trash bills, cable TV bills, satellite bills, telephone bills,…
- Tenants are allowed 01 pet and are responsible for their pet inside the mobile home and outside the mobile home. All dogs must be on a leash when outside the mobile home. Tenants must pick-up all dog droppings.
- Tenants are responsible for all of their guests.
- 3 Strike Rule. If police are called more than 03-times for domestic violence or other crimes, the tenant must leave the Trailer Park and has the option to sell their mobile home to the owner of the Trailer Park.
- Tenants can not have non-working or abandoned vehicles on their rented space or anywhere in the Trailer Park
- Tenants are required to have home owner’s insurance.

Trailer Park Owners Responsibilities: Owner of Trailer Park is not responsible for:
- the tenant’s sewage and water pipes to outside sources
- the tenant’s electrical hook-ups to main electrical lines
- maintenance of trailer park in-case of major storms
- maintenance on roadways within the Trailer Park
- maintenance of Trailer Park roadways during snow and ice storms
- utility bills for overhead street lighting
- city is responsible for maintenance of overhead street lighting

Trailer Park Manager: The Trailer Park owner has full-time Trailer Park managers that live full time in the Trailer Park. All concerns from Trailer Park tenants are funneled to the Trailer Park Managers 24/7. Trailer Park managers can fix minor electrical problems, plumbing problems and other minor maintenance problems. If major electrical problems, plumbing problems or other maintenance problems surface, the Trailer Park managers will call an outside source to fix the problems at the expense of the Trailer Park owner or tenant (home owner’s insurance).

Rent Payment: All rent payments are due on the 1st of the month. After 03-days, renters will be charged a late fee.
I asked the people I was interviewing and they told me the rent just went up $5 per month. They said the rent goes up about $5 every year.
Now how much are those 100 renters paying the Trailer Park Owner each month? They told me they are paying $200 a month no matter the size of their mobile home (single or double-wide)!
You do the math. What’s 100 renters times $200.00 a month? IT COMES TO $20,000.00 PER MONTH. AND THAT COMES TO $240,000.00 A YEAR (keep reading).

Overturn: What do you think the overturn rate is on their 100 renters? There is no overturn. The only renters leaving are the ones getting kicked out for violating their lease and that is far and few between. I was told many renters are clocking in at 10 – 15-years plus!

Trailer Park Owners Don’t Have To Worry About: And get this, the Trailer Park Owners don’t have to worry about:
- The 100 tenants. The Trailer Park managers handle all the 100 Trail Park renter’s concerns.
- The 100 mobile homes are the responsibility of the tenants (home owner’s insurance).
- The landscape for each of the 100 mobile homes are the full responsibility of the tenants.
- Trailer Park Managers are responsible for enforcing the rules of the Trailer Park to all 100 renters. Trailer Park Managers often patrol the Trailer Park for the health and welfare of all tenants.

Trailer Park Owners Overhead: The Trailer Park Owners have a minimal overhead. There main overhead is with the tax man (local, state & federal). The Trailer Park Owners pay the Trailer Park Managers, mortgage on the land if they already don’t own it and taxes on the land. Other than that, the Trailer Park Owners aren’t doing too bad, are they? And I was told, these Trailer Park Owners actually own another Trailer Park and it’s doing just as good as the one you just read about.
I was also told these Trailer Park Owners make it a habit of visiting their 02 Trailer Parks every 03-months and talk to their tenants and ask how they’re doing. They stated all the tenants really like the Trailer Park Owners (man & wife – co-owners).
